Most homeowners decide to fit a new kitchen simply because they’re fed up with the old one. And as the kitchen is the hub of your home (and puts up with more wear and tear than any other room), it makes sense to have a design that works for your lifestyle.

For these reasons alone, it’s worth investing in a new kitchen. However, according to the National Association for Estate Agents, you’re also adding significantly to the value of your property by spending on your kitchen.

Increase the appeal of your home

If you’re going to invest in renovating one room, the National Association for Estate Agents would consider the kitchen a good choice. It's estimated this will increase the value of your property by approximately 6%.

Apparently, 65% of homeowners decide to renovate their kitchen before marketing their property.

Can you enlarge your kitchen?

Because so much goes on in a kitchen, it’s not surprising that a key feature for homebuyers is the size of this room.

If you can extend your kitchen or improve its layout, you’ll add considerable value and appeal to your property. Kitchens that include a dining area are most popular, so if you can change the arrangement to fit in a dining table or kitchen island, you’ll boost its attractiveness to potential buyers.

You might also consider an extension. A single-story extension to the back or side of your house will give you the extra space to transform the design of your kitchen. Or, is there is a passage to the side of your kitchen that you may be able to expand into?

Transform your existing kitchen

If you take out your current cabinets and worktops and strip everything back to basics, you’ll be able to start fresh and improve the layout.

Cabinets play a significant role in how your kitchen operates. Do you have space for storing all your essential items? Will you be able to free up extra work surfaces if you can house small appliances in a cabinet?

Robust, quality cabinets are a sound investment as they’ll last for years – and cupboard space is always sought after by homebuyers.

Another vital element to any kitchen is the amount of work surface available and the quality of the materials used for the worktops. Granite and quartz are popular because they’re attractive and durable – they’re resistant to heat and spills and stay looking great for a very long time.

Invest in a new cooker

Of course, a key element of the kitchen is the cooker. Induction hobs are highly sought after as you have complete control over the amount of heat used. They’re also extremely safe as there’s no heat when a pan is removed from the hob. Another bonus is that they’re easy to clean compared to gas and electric hobs.

Combination ovens are increasingly popular. Why have three separate cooking appliances when you can have one that operates as a microwave, oven and grill? In a combi oven, cooking time is reduced and energy saved, making them a good investment.
